The main reasons provided for the proposed removal of the tree concern issues of shading and debris fall. In terms of shading, the position of the tree on the north western extent of the plot means the subject dwelling and garden is likely to be shaded for the later part of the day/evening as the sun tracks from east to west. I would not view this as an unacceptable level of shade that would significantly reduce the overall enjoyment of the property. The tree pre-dates the property having been retained as an amenity feature within the residential development, it would be apparent to prospective occupants of the presence of a mature tree and the inevitable consequences and responsibilities that this would entail. Debris fall is an unavoidable consequence of the presence of large trees, but while it does place a burden on owners to manage this it does not provide good justification for the loss of a tree that is protected in the public interest.
